Development Permit Process
- Fill or print off the Development Permit Application on the MD website.
- Scroll down about half way down the page and you will see a Yellow box named Quick Links on the right hand side of the page.
- The 5th bullet down is Development Permit Application. Click on this and it will take you to another link also called Development Permit Application. Click again.
- Provide as much detail as possible and ensure that all required fields and pages are completed. If there are any tax arrears on the property, they must be paid in full prior to approval.
- Sign, date and submit the application to the MD office. This can be done in person, mail or email to lsumner@mdpeace.com. Payment can be made online via OptionPay or e-Transfer which are both located on the home page under Payment Options. Payment can also be submitted in person by cheque, cash, debit or credit card payment. If you have any questions at all regarding the application or payment options, please call the office at 780-338-3845.
- If this is a new building site, the fee for a Rural Address sign must also be submitted. The cost is $175 and this includes the sign and installation.
- If the development is within a half mile of a numbered highway, approval must be obtained from Alberta Transportation. The contact person is Mary Crowley at 780-624-6280. She will be able to assist you with their application form and any questions you may have.
- Once the application has been received by the Development Officer, it will be reviewed and determined if all the required information has been provided. At this time the Development Officer will provide either a Notice of Complete Application or a Notice of Incomplete Application (within 20 days). If it is incomplete, there missing information that is still required will be outlined.
- The application will also be reviewed in order to determine if it is a discretionary use and whether it occurs within a designated IDP with neighboring municipalities. If so, then the application must be sent to that municipality for any comments or referrals. They will have 10 working days from receipt to review and comment.
- If the application is approved (Development Officer has 40 days to make this decision), it will be advertised in the next edition of the local newspaper for 1 week. Anyone who may be affected by the decision has 21 days to appeal by written notice. Once the 21 days has elapsed, the developer can proceed.
- The Development Permit is good for 1 year. If the development has not been started by that time, a new application must be submitted. The permit can only be used for the proposed development as applied for. If this is a new residence and more than one building is being planned, the residence must be applied for and started first before any additional development will be considered. A separate application must then be submitted for any additional development.
- The MD does not issue business licenses or building permits however, a Development Permit is still required if a developer wishes to start a business in the MD. This is the same process as a regular development permit application.
